The Selling Process - Steps to selling your property

1. Getting the facts - Comparative Market Analysis 

  • We will prepare a comprehensive analysis of your property's value. This will include current listings and recent sales of similar properties in your property's area as well as a breakdown of specific listing and sales activity within your building, a summary of commissions and costs and a summary of the Kimmins Marketing Program.

2. Determining Value

  • You will determine a realistic, attainable market value for the subject property in consultation with our team. This value will be determined according to a number of factors including: A) the reality of current market conditions, B) comparative sales, C) your needs and/or goals D) time constraints, if any.

3. Pricing Strategy

  • You'll decide on how best to achieve the predicted sale price/market value with regards to your list price. **Note There is far more risk in over-pricing than there is in underpricing property in Vancouver's real estate market. Contact us to discuss this idea.

  • If you choose an MLS (Multiple Listing Service) listing, your property will be listed in MLS where the general public and realtors will have full access to details and photos of your property.

6. Showing the property

  • We will show your property to prospective buyers and their realtors. If your property is tenanted, we will work with the tenant regarding showing times etc.

7. Receiving an offer

  • When an offer (Contract of Purchase and Sale) is received we will negotiate the sale on your behalf in order to achieve the highest sale price.

8. Required Strata documents

  • Many listing realtors ask their clients to pay for strata documents that are usually requested by Buyers. We will purchase these documents on your behalf, at no cost to you and will deliver them to the Buyer or Buyer's realtor.

9. Subject Removal

  • We will work with the purchaser(s) and their realtor to satisfy any conditions in the contract of purchase and sale and will coordinate the removal of all subjects (if applicable) and placement of the Buyer's deposit. **Note 5% of the purchase price is considered a normal deposit. Ideally, an initial deposit is placed upon acceptance of the offer with the balance being due upon removal of all subjects (a firm deal). Deposits are placed into a trust account at the Buyer's realtor's Brokerage and are held safely in trust. Deposits can only be released by mutual agreement of both the Buyer and Seller or by their lawyers/notaries.

10. Completion / Closing

  • We will help coordinate your legal representation and accounting (if required). All required documentation will be forwarded by our team to banks, lawyers etc on your behalf. On completion day we will monitor the transaction and make sure title is transferred to the Buyer and that you receive your sale proceeds.

11. Possession

  • We will coordinate the handover of keys and welcome the Buyers to their new property on your behalf.
