Years of experience in Vancouver's condominium market have taught us a lot, but most of all that marketing must be targeted to be effective. Advertising a $4,000,000.00 luxury waterfront condominium in an alternative downtown-weekly, who's readership consists mostly of young renters, is a waste of time and money, not to mention paper.
Careful historical tracking and analysis of buyer's inquiries has resulted in a highly refined, targeted marketing program that focuses on connecting with buyers who are most likely to buy a luxury downtown condominium.
Our strategy:
1. Pricing
This is where 80% of your marketing is done right off the bat. It's fair to say that in Vancouver, real estate is a sport. Buyers know value and if you over-price, you're property simply won't sell. Intelligent pricing is paramount. Without it, all the other marketing efforts are useless.

2. Look your best
We employ an in-house professional photographer / videographer to ensure that your property is best represented. The custom videos that we create are like nothing else on the market and will definitely help your property stand out from the rest. We've been told that the photos and videos we create look better than the properties themselves, which is great to hear because the more interest in a property, the better the opportunity to sell. 3. Custom Printed Feature Sheets, Flyers, Booklets
We use the professional photos that our photographer shoots to create custom feature sheets and flyers for each property we list. These feature sheets are available for download on our website and distributed to prospective buyers during showings. We mail "Just Listed" flyers to our database of property investors and post these in RBC Royal Bank locations throughout Downtown Vancouver. For high end luxury properties, we will also create a custom booklet that shows the features and layout a property in depth.
4. MLxchange.com (the realtor's MLS system)
MLS is unequivocally the best and fastest way to expose your listing to the widest possible market. As long as you want your property listed in MLS, your listing will be featured in realtor's MLXchange MLS system, reaching tens of thousands of licensed realtors and buyers.
5. Realtor.ca
The vast majority of buyers who contact me about a listing say they have have seen the listing online and realtor.ca is a very effective tool in this regard. Every property listed in MLS will be automatically featured in realtor.ca. This site is accessable to anyone with internet access. We are committed to taking advantage of the ongoing evolution of internet technology. As a result, kimmins.ca is becoming an increasingly effective means of marketing your property. People come to our website because they know it's the best resources for information on Downtown Vancouver condos. Our website ranks highly in Google's seaches and paired with our other targeted marketing, is specifically designed to sell your property. When buyers visit our website we furnish them with much of the information they need to help them make a purchasing decision.
Each property listing includes professional photos and an embedded video that illustrates a property's best features and amenities. These high definition videos are set to music and employ some filmmaking magic to make the homes come alive. User will also discover floorplans, maps and detailed descriptions of your property.

We use our Facebook page to update our followers with valuable real estate market information, as well letting the public know about our listings and sales. We also post articles and information about Downtown Vancouver Neighbourhood events and activities and photos that we think people will enjoy viewing. We syndicate articles from our blog onto our Facebook page as well.9. YouTube Channel
We use this page to house all of awesome videos that we create for our listings, amenities tours for buidings and neighbourhood highlights. We get lots of compliments about our videos. 10. Twitter
On our Twitter page we feature news headlines, market info, listing and sale info and links to articles highlighting the best of Downtown Vancouver. We tweet about our new listings - where they can get more info, see photos and video - to get more traffic to our site, helping it get discovered by more potential buyers. The great thing about Twitter is that the site makes sharing information really easy. We regularly have followers pass along links to our site.
11. Blog Direct to Email InBoxes (through Feedburner)
All our listings, sales and blog are now available automatically by email. Everyone who enters their email address in the field on our home or blog page automatically receives all of our market updates, listing and sales activity and video content via email. 12. Craiglist.org
We post our new listings to Craigslist every week. There aren't that many people looking for multi-million dollar properties on Craigslist, but those looking at properties under $500,000 will find our listings here. The more traffic that comes through to our main website, the more likely your property is to be discovered.
13. Electronic Flyers (Vancouver Viewsletter)
We create and email an informational e-flyer to our entire email database. The flyers contain specs, floorplans, descriptions and professional photos as well as links back to shaunkimmins.com for more information.
